Mortgage Insurance
Definition: A policy that guarantees repayment to a lender of a mortgage loan in the event of default. See "insured mortgage;" "FHA;" "VA;" "FmHA;" "private mortgage insurance."
Mortgage Insurance Company
Definition: A company that insures, to lenders, conventional loan repayment in the event of default and/or foreclosure.
Mortgage Interest Deduction
Definition: A federal tax deduction for interest paid on a mortgage used to acquire, construct, or improve a residence.
Mortgage Life Insurance
Definition: A life insurance policy that pays off the remaining balance of the insured person's mortgage at death.
Mortgage Pass-through Security
Definition: Also called a passthrough, a security created when one or more mortgage holders form a collection (pool) of mortgages and sells shares or participation certificates in the pool. The cash flow from the collateral pool is "passed through" to the security holder as monthly payments of principal, interest, and prepayments. This is the predominant type of MBS traded in the secondary market.
Mortgage Pipeline
Definition: The period from the taking of applications from prospective mortgage borrowers to the marketing of the loans.
Mortgage Pool
Definition: A group of mortgages with similar class, interest rate, and maturity characteristics.
Mortgage Rate
Definition: The interest rate on a mortgage loan.
Mortgage REIT
Definition: An REIT that invests in loans secured by real estate which derive income from mortgage interest and fees.
Mortgage Servicing
Definition: The collection of monthly payments and penalties, record keeping, payment of insurance and taxes, and possible settlement of default , involved with a mortgage loan.
Mortgage-backed Securities (MSBs)
Definition: Securities backed by a pool of mortgage loans.
Mortgage-Backed Securities Clearing Corporation (MBSCC)
Definition: "Founded" in 1979, MBSCC is the sole provider of automated post-trade comparison, netting, risk management and pool notification services to the mortgage-backed securities market. The organization is a registered clearing agency with the Securities and Exchange Commission and majority-owned by its members -- MBS dealers, inter-dealer brokers and other non-broker/dealers. MBSCC provides its specialized services to major market participants active in various Government National Mortgage Association (GNMA), Fannie Mae(FNMA) and Federal Home Loan Mortgage Corporation (FHLMC) MBS programs.
Mortgage-pipeline Risk
Definition: The risk associated with taking applications from prospective mortgage borrowers who may opt to decline to accept a quoted mortgage rate within a certain grace period.
Mortgagee
Definition: The lender of a loan secured by property.
Mortgager
Definition: The borrower of a loan secured by property.
Mortgagor
Definition: The borrower.
